It is important to let your clients know that James Creek Homeowners Association, Inc. is a mandatory membership community with covenants that are enforced.  This means authorization is required from the HOA for any modifications/changes to the exterior of the home or lot (front and back).  This includes, but is not limited to, items such as fencing (only certain types available), roofing, tree removal/replacement, window installations, painting, etc.  Please contact our community manager for further clarification. 
 
It also means homes should be kept to the community standard and regular compliance drives are completed every 15 days by our management team.  A copy of the covenants, bylaws, and Architectural guidelines are available for homeowners to view on this website.

For Sale/For Rent Signs

James Creek does not have standard For Sale signage.
 
Association Fees
 
  • The 2024 Annual Assessment for James Creek is $1,531.00.  
  • Townhomes are subject to an additional monthly assessment of $80/month.
  • JCHOA has a $700 initiation fee for each conveyance of a home, which is collected at closing.  Townhomes have an additional $200 initiation fee as well.
  • Invoices are sent out at the end of the calendar year and assessments are due January 1st and considered late if not received by January 10th.  If you are selling your home, pro-rations of the fees are calculated by the closing attorney. 
  • There are no special assessments currently being considered or passed.

Community Disclosures

  • JCHOA is a Mandatory Membership Homeowners Association with 890 units.
  • James Creek is not an age restricted community.
